I'm the managing member at Fiffik Law Group, PC with offices in Pittsburgh and suburban Philadelphia, Pennsylvania. I counsel businesses in all stages of their lifecycles from conception, formation, growth, maturity, expansion, and exit. My clients operate a diverse range of ventures including commercial real estate, restaurants, and entertainment venues, medical practices, medical service providers, dental practices, accounting practices, retail stores, construction firms, trucking companies, crane operators, childcare providers, and various franchises. Significant experience representing landlords and tenants, borrowers, purchasers and sellers, developers and investors, limited partnerships, mangers and owners in wide variety of commercial estate matters including multi and single tenant properties, rooftop cell tower/facilities, restaurants, childcare providers, medical practices, medical services, dental practices, accounting practices, retail stores and franchises. • 2021: Represented seller in transaction conveying membership interests in three companies and three buildings in Pittsburgh for $16,400,000 with historic tax credit designations; facilitated placement of $2,000,000 private lending for downtown Pittsburgh real estate developer • 2020: Represented buyer to acquire $2,000,000 restaurant building in Warrendale PA in short sale transaction; negotiated lease with Dollar General new concept DGX for commercial property in downtown Pittsburgh; guided owner through successful $7,250,000 sale of apartment buidlings in Wilmington DE; negotiated several rooftop easements and sales of cell tower leases. • 2019: Won judgment in excess of $100,000 for Landlord in breach of lease litigation. • 2018: Successfully facilitated closing on 5-story historic commercial building with tenants and cell tower leases in downtown Pittsburgh. Successfully defended commercial tenant in litigation and overturned judgment in excess of $2,000,000. • 2017: Represented owner in sale of 4 story building on national registry of historic landmarks in City of Pittsburgh. Sale of two commercial properties with associated franchise restaurants to TravelCenters of America. Represented buyer in acquisition of commercial office complex with cross easement and parking agreements with adjoining landowners. Commercial Workout/Turnournds: • Facilitated a limited partnership in negotiating a workout on a commercial foreclosure. Successfully placed client with financing and negotiated a six-figure reduction in balance paid to foreclosing lender, resulting in a property that is now cash-flowing positive for first time. • Provided consulting and management services to client with underperforming hotel. Advised on recasting business model, implemented standards for performance and accountability and positively impacted the revenue stream of the hotel.
